(ANALYSIS) Prices of apartments in different sectors of Chisinau - Quarter I 2024

Apartment prices in Chisinau can vary significantly depending on the sector, block type (new or old), number of rooms, floor, square footage, with repair or in the white version, autonomous or centralized heating, the general condition of the block, the presence of adjacent infrastructure (kindergarten, school, hospital, park, lake, public transport) etc.

The Acces Imobil general index of the average price of apartments in Chisinau for the year 2023 was 1050 euros per square meter. Quarter IV, of the year 2023, ended with a General Index of 1140 euros per square meter. All types of apartments for sale from all sectors of Chisinau and suburbs were taken into account.

In the first quarter of 2024 we see a continuation of the increase in apartment prices, despite the fact that in the last two years (2022 and 2023) we had a decrease in the total number of apartment sales-purchase transactions by 40%, compared to the year 2021.

The Acces Imobil general index of the average price of apartments in Chisinau for the first semester of 2024 is 1290 euros per square meter.

The average price of apartments in the CENTER sector

The average price of apartments in the Center sector is 1605 euros per square meter. The Centru sector is one of the most sought-after areas in Chisinau, being located in the heart of the city. Here you can find historical buildings, beautiful parks and a well-developed infrastructure.

The average price of apartments in the RÂȘCANI sector

The Râșcani sector is located in the second place, and the average price for apartments is 1420 euros per square meter. The apartments in this sector are in great demand due to the well-developed infrastructure, quick access to the Center sector and generous green spaces.

The average price of apartments in the CIOCANA sector

The average price of apartments in the Ciocana sector is 1380 euros per square meter. Ciocana is a growing sector with a mixture of residential neighborhoods and industrial areas. In recent years, several new residential complexes have been built in Ciocana and others are only in the construction phase.

The average price of apartments in the BUIUCANI sector

The average price for apartments in the Buiucani sector is 1370 euros per square meter. The Buiucani sector is located in the northeastern part of Chisinau, being considered one of the most ecological sectors of Chisinau.

The average price of apartments in the BOTANICA sector

The average price for apartments in the Botanica sector is 1170 euros per square meter. This price gap is due to the fact that the prices of apartments in the airport area are also taken into account in the analysis. Botanica is a sector located in the eastern part of the city, characterized by residential neighborhoods and beautiful parks.

The average price of apartments in the TELECENTRU sector

The average price of apartments in the Telecentru sector is 1170 euros per square meter. The Telecentru sector is located in the south-western part of Chisinau, legally it is a component part of the Centru sector, but historically several residents of the capital consider it as a separate area.

The average price of apartments in the POȘTA VECHE sector

The average price of apartments in the Old Post Office sector is 1140 euros per square meter. Poșta Veche is a historical district, legally part of the Râșcani sector. Even if it doesn't enjoy much popularity at the moment due to its not so good reputation, this sector is going through a continuous transformation.

However, Poșta Veche having a fairly fast road connection with the Centru and Rîșcani sectors, in the coming years it could transform from an undervalued sector to one appreciated with much higher prices.
