The year 2020 turned many things upside down, the real estate field not being an exception. With the self-isolation rule imposed by the authorities, the inhabitants of the apartments found themselves deprived of access to fresh air and a green area to relax.

That is why, a fairly common question for those who want to buy a property is "What to choose, an apartment or an individual house?"

Buying a home is one of the most important choices in everyone's life, so it shouldn’t be an thoughtless decision, you must consider the advantages and disadvantages of both options.

Advantages of Individual House

  • you can change the size and design of the house;
  • you can make other changes at any time - break a wall, change the house plan, repair the roof - without disturbing the neighbors;
  • you can enjoy the freedom by turning the music’ volume or to organize parties with friends whenever you want;
  • you can have direct access to a green area / garden, where you can enjoy a full privacy and comfort;
  • you can have enough space to store your things;
  • there is the possibility to arrange / build a parking space for your car;
  • if you have kids, they can enjoy a suitable space to maximize the benefits of the fresh air.

Disadvantages of Individual House

  • buying a house is more expensive than an apartment;
  • it requires investments in time, repairs or further arrangements;
  • it is harder to sell and buy, as the preferences of potential buyers may be different from yours;
  • higher maintenance costs.

Advantages of Apartment

  • lower purchase prices than individual houses;
  • can be sold in a shorter period of time (the demand is higher);
  • does not require additional costs for the exterior of the building;
  • lower maintenance costs (bills).

Disadvantages of Apartment

  • you can have noisy neighbours;
  • you can not modify the surface;
  • you don’t have access to a private zone like  in the case of a decorated garden;
  • you don’t have enough storage space.

CONCLUSION

Before you will make a decision, it is important to analyze the lifestyle you choose. 

If you want a calm lifestyle, then you should opt for an individual house in the suburbs, being ready for higher maintenance costs, but also for more time wasted traveling to work or school. And if you want a more dynamic lifestyle and you have limited financial resources, you should opt for an apartment in the center of Chisinau or in one of its sectors.
