Apartments classification by: number of rooms, planning, finishing and comfort

Do you want to buy an apartment in Chisinau? You have seen a lot of ads, but is difficult to make the right choice? In this article we’ll explain the classification of apartments by number of rooms, compartmentalization, finishing and comfort, so you can make the right decision when purchasing an apartment.

Types of apartments by number of rooms

  • Studio apartments

The studios, also called small, independent apartments, are single rooms, perfectly suited to one person, or a couple desiring an independent life.

They usually consist of a large main room combining the living room, the living room, the kitchen and the bedroom into a single room. Only the bathroom is separate. The studio apartment is different from the traditional studio “garsoniera”.  It is more spacious and comfortable.

  • The single-rooms “garsoniera”

Most of the single-room apartments are located in the old blocks. They are less suited to the needs and desires of new generations of tenants, being designed to be cheap, not comfortable.   • A room in communal flat

The concept of shared apartments is the product of the Soviet era, present today as a form of housing. A communal apartment ("communal") consists of only one room. A typical arrangement is a group of about five-room apartments with a common kitchen and bathroom on the level.

  • Open-Space or Loft Apartments

Open-Space or Loft Apartments appeared in America due to the growing need for living spaces. Industrial spaces (factories, warehouses) and abandoned attics were refurbished in living space. This created a new bohemian lifestyle, being arranged in a completely different way from most urban living spaces.

Open space or loft apartments have very high ceilings, panoramic windows including multiple areas of activity in one room, generating more space, light and freedom of movement. The interior design uses natural bricks, concrete, iron etc.

  • The standard apartments

The standard apartment is a living unit within a block, with 1, 2, 3, 4, or 5 rooms. In a typical apartment there are separate rooms with specific names such as: bedroom (one or more), living room, kitchen, bathroom, hall, balcony (optional).

  • The Penthouse

Penthouses are usually located on the top floors of residential blocks. They are extremely popular due to the modern and luxurious features and the status they offer.

Most penthouse apartments have plenty of free outdoor space: semi-open balcony, terrace or outdoor garden. They are popular because they have a lot of natural light but also a spectacular view.

1. No-separate (wagon type)

The No-separate apartment is the least comfortable. It has only one entrance hall and the rooms are chained. Switching into rooms can be disturbing, for example from the bedroom to the bathroom, you can go through the kitchen or dining room.

In Chisinau such type of apartments are often found in the Center, in secondary houses with one floor, also called apartments on the ground.

2. Half-separate/ Semi-divided apartments

The half-separate apartment has two halls, one at the entrance that has access to the kitchen and living room, and the second  from the living room to the bathroom or bedroom.

Such apartments are considered some planning of 3-rooms apartments series Hruşciovka and Brejnevka. Similarly, there are new apartments that are composed of a living room + 1, 2, 3 bedrooms.

3. Separated apartment

This type of apartment has all the separate rooms and access to all rooms is provided by only one hall. These apartments are the most requested, for the simple reason that they provide privacy. The 143, 135, Varniţa, MS, 102 and Czech series apartments are separated apartments.

  • Red version

The red-version apartment is completely unfinished, it has only an entrance door and fitted PVC windows. The finishing of the interior walls is not executed, not installed plumbing and electrical.

  • Grey version

The gray-version apartment is half-finished, but it has executed exterior walls, thermal insulation, electrical installations.

  • White version

Making the apartment in the white version requires its complete finish: the walls are processed with dry mix, ready for wallpaper or paint, sockets and switches are mounted.

  • Turnkey apartment

The turnkey apartment is fully finished, equipped with sanitary and electrical installations, furniture and household equipment.

Types of apartments by degree of comfort

The comfort degree of the apartments is determined by its surface. These can be: luxury category, comfort 1, 2 or 3.

  • Luxury class comfort

Here is also used the term "increased comfort". This term means that the apartment has several square meters in addition, is separated, it has 2 bathrooms, one or two balconies.

  • Comfort Class 1

Such an apartment is completely separated. Also, the surface of such an apartment is large: over 30 m2 for a studio, and over 80 m2 for a 4-room dwelling. The kitchen must have a minimum of 8 m2, the bathroom can be separated and the apartment must also have a balcony.

  • Comfort class 2

These apartments are usually semi-detached. The studios are about 25 m2, and the surface of the 4-room apartments starts from 58 m2. Also, the kitchen is small and there is only one balcony.

  • Comfort class 3

The 3-room apartments do not have more than 40 - 50 m2. It has one bathroom, no matter the number of rooms, there is no balcony or hallways, passing from one room to another.
