The documents for the sale-purchase process of an apartment

Do you want to sell or buy an apartment in Chisinau or in suburbs? In this article we will enumerate the necessary documents that you have to prepare if you are the owner (the seller) for transaction.

The Property Act

The property act is the document attesting the right of ownership, or rather, the way in which the real estate was obtained. As a result, the property act can be obtained on the basis of:

  • sale-purchase contract
  • inheritance contract
  • donation contract
  • investment contract
  • decision of the court etc.

The certificate/ extract from the Property Register

The Extract from the Real Estate Register (the extract from the Cadastre) contains the data on the owner of the property, the surface of the property, the act of the seller on the property, the strikes/ prohibitions.

Property valuation

The valuation act for the real estate (Cadastre valuation) determines the value of the property performed by the Cadastral Territorial Office.

Act confirming the tax on real estate

You need to present the payment order paid for the real estate tax annually.

Bills on utilities

Bills for utilities is a guarantee for the buyer about the absence of debts. You need to present the bills paid for electricity, heating, gas, housing, etc.

ID Card / Marriage or Divorce Certificate

You need to present your valid identity card, marriage certificate or divorce certificate.

All these documents are required by the notary at the time of the sale-purchase transaction.
