The pandemic of Covid-19 had a major impact on the real estate market from Chisinau. Many Moldovans turned their attention from the purchase of an apartment to the purchase of an individual house. With this, house prices have risen both in Chisinau and in suburbs.
The lack of a private outdoor area, as well as the self-isolation regime, influenced a large part of the buyers to change their preferences. They began to consider the option of purchasing a house with a small yard and garden, in order to have more autonomy and comfort with their families at the expense of a spacious apartment.
Those who were looking for apartments with 2-3 rooms opt for a house which budget doesn’t exceed the amount of 60-80 000 euros, and those who until now were looking for luxury apartments and spacious penthouses are looking for houses which value exceeds the budget of 100 000 euros, houses that are located in residential areas with well-developed infrastructure.
Despite the fact that Moldovans want to take possession of an individual house, not every one of them has the necessary financial resources to purchase such a property. Many of them turn to a mortgage, especially given that some sellers have increased house prices by 5-10%.
Although, the demand for individual houses has increased in Chisinau and in the suburbs, but we can not talk about an extraordinarily large number of sale-purchase transactions.
The statistics of the first three semesters of this year show us that the number of transactions of individual houses in Chisinau is practically identical to 2019.
So, because of that, we will be able to make the general conclusions at the end of this year.
