Real estate market analysis in Chisinau - Semester I 2018

Real estate market 2017 vs 2018

According to the analysis, in 2017, the real estate market met with some factors that negatively influenced the annual growth in sales: real estate investment declined, have occurred spontaneous currency fluctuations, and the incomes of people have been declining.

In the first semester of 2018, we see a stabilization of apartment prices in Chisinau, both in new and old blocks. According to the National Bureau of Statistics, the main factor of market balance is the increase in money transfers from abroad.

Experts point out that, despite the decline of apartment prices over the previous year, in 2018 the real estate market remains one of the few worth it to invest. Real estate continues to be attractive for investors looking to make their capital "work", but also for the so-called internal migration - more and more people from the regions of the country move to Chisinau.

Prices of old apartments

Even if the apartments in the old blocks are less appealing to the appearance and quality of the engineering networks, they still maintain their prices due to the strategic locations they have. They have free access to public transport, access ways, are close to social centers (kindergartens, schools, hospitals, etc.).

It has decreased demand for apartments in buildings built between 1950-1980 (series Hruşciovka, Brejnevka, Stalinka), which have a high degree of wear and are outdated morally.

According to experts, the average price per square meter is 545 euro, it has been kept relatively invariably for the last seven months.

In the Center, the average price per square meter is 753 €. At Telecentre, a square meter costs around 580 €, 50 € less than in the same month of 2017. At the Ciocana, the price of one square meter decreased by seven €, reaching 545 €, and at the Rascani and Buiucani sectors decreased with six €, reaching 532 €.

Obviously, lower prices for apartments in old buildings is influenced by the appearance of new buildings.

Prices of new apartments

For new blocks, construction companies (builders) offer more opportunities to buy an apartment. They give the possibility of paying the dwelling in installments, which is more advantageous than contracting bank loans.

Prices per square meter fluctuate between 450 and 750 € for apartments in white version. The prices have rise by about 10 percent.

Turnkey apartments (with repair) became more expensiv - a square meter cost of up to 950 €.

In the primary market, the most demanded are 1- and 2- rooms apartments, economy class, the price of which varies between 500-650 € per square meter.
