Statistics of construction lands sold in Chisinau and suburbs in 2020

The real estate market registered a positive trend in the number of transactions for the sale-purchase of construction lands in Chisinau and its suburbs in 2020.

The real estate market registered a positive trend in the number of transactions for the sale-purchase of construction lands in Chisinau and its suburbs in 2020.

However, comparing the statistical data provided by ASP (Public Services Agency) on these segments, we notice that the increase in the number of apartments and houses sold in Chisinau was insignificant compared to 2019, while the segment of construction land sold in the capital of the Republic of Moldova and in the suburbs registered a real boom.

In 2020, a number of 2809 land sale-purchase transactions were registered in Chisinau and its suburbs, a record number of transactions compared to the last 4 years. We have an increase of about 29%, or 781 lots compared to 2019.

In the districts of the Republic of Moldova, however, there is a decrease in the number of transactions compared to previous years. Thus, according to statistics, in 2020 we have a decrease of 4.3%, or 233 lands compared to the previous year.

However, analyzing the total number of sale-purchase transactions in 2020 on the segment of construction land throughout the Republic of Moldova, we observe a positive dynamics of land sold. A total number of 7854 sale transactions of construction lands were registered, with 7% more compared to 2019.

Analyzing the statistical data on the sale of lands for construction by mortgage we can see a decrease of 8%, or 32 transactions in Chisinau. However, we observe a positive dynamics of the number of transactions in districts and the total number of mortgage transactions on this segment throughout the Republic of Moldova.

Thus, in 2020, we have a total of 933 lands sold by mortgage, with 4.5% more compared to 2019.

CONCLUSION

The pandemic generated by COVID 19 positively influenced the construction land segment on the real estate market. Thus, according to statistical data, in 2020 we have a significant increase in the total number of lands intended for construction sold in Chisinau and throughout Moldova.
