Denis Plamadeala is a real estate specialist at Acces Imobil. He has been working in the Center and Telecentre sector in Chisinau for more than 2 years. He knows very well the specific characteristics of these two sectors.
Denis has accepted to talk about being a realtor and about the area where he works.
1. Why did you choose to be a real estate agent?
After finishing the master in the capital of Italy, I returned to Chisinau in search of a job combining the qualities of good organization and communication that I have and the recently completed studies in law. That's how I came to be part of the Acces ImobilTeam.
2. Why did you choose to activate in the Center sector?
I chose to work in the Center sector as it is the most dynamic sector. In the Center there are both architectural buildings with historical significance and modern buildings built according to the latest technologies.
3. What are the most popular areas / streets / complexes?
The most requested area of the Center is the perimeter of the bd. Stefan cel Mare to Mateevici Street. In the Center are concentrated most of the luxury blocks such as Lara City, Crown Plaza, Bernardazzi Residence, the complex built by Basconslux on Eminescu street and others.
At the same time, the Czech series on Nicolae Iorga and M. B. Bodoni Street, which were built for state officials during the Soviet period, are also very demanding.
4. What types of apartments are most popular at the moment?
The most popular after are apartments with good planning, where the living space is reasonably used. The 1-room apartments with 40-45m2, 2 rooms with 60-65m2 and 3 rooms 80-90m2 are the most demanded.
5. What are the main criteria that guide premium class buyers?
Customers looking for premium-class apartments pay more attention to the location of the block and neighbors. They opt for a safer and cleaner neighborhood.
If we are to talk directly about construction, they opt for more environmentally friendly construction materials such as red brick, limestone, mineral wool. They also pay great attention to soundproofing and thermal insulation of housing, ventilation, the high quality finishing materials such as marble etc.
6. How long is the search process for a luxury apartment?
Because luxury blocks are specific and these are not so many in Chisinau, customer searches last up to one year.
7. What are the prices for luxury apartments?
The prices for luxury apartments in the white versionin block put into operation start at 1200 euros / m2. If we are talking about blocks under construction then we can find offers from 800 euro / m2.
Luxury apartments with repair must be viewed individually, they differ in price depending on finishes, exclusive furniture, appliances of last generation.
8. What are the trends in luxury real estate market?
I think the luxury real estate market is growing more and more. Moldovans want to increase their quality of life, many of them do not buy a simple apartment, but choose a home to represent them and to give them privacy and safety at the same time.
9. What does the ideal client who wants a luxury home look like?
The client who has a lot of money! :) If we are to talk seriously, an ideal customer is a client who knows and appreciates the exclusive apartment for just the right value.
10. Why should a client contact a real estate agent?
A professional real estate agent is a good legal and financial consultant in real estate. He can ensure the purchase of an apartment at a real market price as well as the security of the transaction itself. A real estate specialist knows how to save his clients' time and money.
11. What is the key to success in real estate?
A real estate agent must always overcome self-improvement in: legal, financial, management, marketing, communication. He must have the ability to efficiently organize his time. He has to be responsible and diligent, and the results will come.
