Today we will talk with Adrian Ciuperca, real estate specialist within the company Acces Imobil, specialized in the exclusive representation of sellers.

The exclusive representation guarantees that the real estate agency / real estate agent will make every effort to sell a property, in the shortest possible time and at the best possible price for the seller. It is a working model widespread in the USA and in some well-developed countries in Europe.

Why did you embrace the profession of real estate agent?

To be honest, since childhood I used to like sales. It all started with the sale of mobile phones during high school. Receiving income from the sale of a product aroused my desire to delve into this field.

The idea of the real estate field came up later. Following the discussions with the people already working in the field, the desire to know more details about this sphere arose. Being a person who easily accepts new adventures, I decided to try the chance in the company Acces Imobil, where I continue to work today.

What are the qualities of a successful real estate agent?

A successful Real Estate Specialist or rather a professional, is that agent, who closes transaction after transaction, creating that link between seller and buyer, which allows him to reach a compromise. And consequently enjoy positive reactions, thanks and recommendations from customers. To reach this level, we need to work hard daily.

It all starts with desire.The first and most important step is to define a goal and aim for it. Then responsibility follows. A real estate agent keeps every little thing under control, so that the transaction goes smoothly and to everyone's liking.

A professional is always neat and well dressed, with a good taste. Good manners and how to lead a conversation at a high level is another characteristic that defines a real estate specialist.

 A professional salesperson always learns, is constantly evolving. Books, trainings, informative videos, news, market analysis - are the sources from which you can always learn something new to improve yourself.

Why did you choose to work based on the American model of exclusive representation of the owner?

In my opinion, the exclusive representation is the only correct way of working of a true REALTOR. It takes time and dedication to get used to this practice. Americans have been demonstrating to us through years of practice and experience that exclusivity really deserves to be properly implemented and used. More and more clients accept the American way of representation and remain satisfied.

What are the advantages for the owner to sign an exclusive contract?

"What benefit do we have from exclusivity?" It's always the first question that I answer. First of all, EXCLUSIVITY only offers positive notes! The owner and the Specialist become partners.

We analyze the market price and based on the sales statistics and current offers we form together the sale price of the property. It creates competition between buyers - which generates much more convenient offers for the owner. We check absolutely all the nuances related to the documents and how to prepare the apartment for sale.

The promotion intensifies and allows higher quality investments in the field of SMM, which allows viewing the offer of a much larger number of interested persons (Comparison: ad on 999.md - allows a daily maximum of 200 views through standard promotion; Advanced Facebook promotion - allows over 1500 views daily). And many other benefits that we can discuss face to face with potential owners who will take advantage of this opportunity.

What are the benefits for the buyer of working with a professional real estate agent?

By calling a professional real estate agent while searching for real estate offers a wide range of benefits. A specialist really understands what the customer-buyer needs. First of all, he finds out what preferences the client has, as many details as possible about what he likes and what he definitely would not accept. Thus, the number of valid offers for the client is minimized, offering the desired result in the shortest possible time. Second, the preparation for the transaction process itself, checking the documents, information about the best credit offers. And most importantly, these services are absolutely free, because the buyer pays 0% COMMISSION when purchasing the apartment through the real estate specialist.

What are the most important factors that contribute to the sale of an apartment in the shortest possible time?

I often hear the question, when we can better sell a property, "in summer or in winter"? The correct answer is: A property set at a correct real market price is sold at any time!

Several factors contribute to the formation of the price: Area,  New / Old Block,  Construction company,  Condition,  Surface,  Floor,  View,  Infrastructure Etc.

What are your price forecasts?

My experience is nearly more than 2 years of activity in this field. I analyzed the price formation, how it decreased and increased in recent years. I studied the economic crises that we overcame, and I’ve created a conclusion. Prices are constantly rising. The city is developing and there are fewer and fewer possibilities to build complexes on the territory of Chisinau.

A good example is the Riscani sector, which does not have the possibility of extension. Prices are sometimes close to those from the Center sector. Why? Because people who want to buy a property in this sector comply with these market prices, the offers being limited.

What do you think about mortgages?

Buying an apartment through mortgages is a good opportunity to invest in your own home. I know a lot of people who rent apartments with a minimum of 240 EUR per month, equivalent to 5000 MDL today. With our help, using a mortgage loan, this amount can be paid monthly for the redemption of their own homes.

What are the construction companies you would suggest to your clients?

We all have heard dramatic stories about those who have never seen the building where they invested their money put in operation. Fortunately, at the moment there are several companies that respect their contractual obligations. These are:

  • ExFactor
  • UrbanConstruct
  • ReconsCivil
  • Gonvaro
  • Lagmar.

There are other companies that are worth analyzing and I will gladly offer them to customers, but a top 5 for me are the ones named above.

What are your professional expectations for 2021?

The main goal for this new year is to significantly increase the number of transactions and to help more people to buy and sell properties. Recommendations from satisfied clients motivate me to continue to excel in this field, to make daily efforts, to improve my real estate skills and to contribute to the prosperity of the entire company Acces Imobil.
