1. What does it mean to be a professional real estate agent?
Being a professional real estate agent means knowing the real estate market well, knowing the market trends, prices for various types of real estate, current legislation, the process of obtaining a mortgage loan. To become a good agent, you must always develop, read books related to the profession, and also participate in trainings and courses on sales, negotiations, etc.
And of course, last but not least, you must be a good person who wants to help other people realize their dreams of buying their own home.
Unfortunately, in our country there are many pseudo-realtors who focus only on earnings, not caring about the interests of clients. These pseudo-professionals negatively affect the reputation of professional and experienced realtors.
2. How long have you been working in real estate and why did you decide to become a real estate agent?
I have been working as a real estate agent for 4 years, I chose this profession because it is very interesting. You constantly communicate with new people, analyze their preferences, listen the problems and try to help them and provide professional and high-quality support in real estate. There is nothing more pleasant and motivating for a real estate agent than to see how customers' dreams come true thanks to his help!
3. What are the biggest challenges of this profession / What is the key to success in this area?
To be successful in this area, you don’t need to be afraid of something new. You must love what you are doing and dedicate yourself mentally, not just physically, in order to know how to understand, and not just listen to what the client wants. New problems arise every day, it already depends on each agent, whether he can overcome these tests. Motivation and strong character are the keys to success!
4. How important is teamwork in this area and why?
It is true that one of the most important factors in this area is teamwork, because the team consists of several agents, who in turn have separate databases of clients who want to sell or buy real estate. Working in a team is much easier to achieve the desired result. Cooperation between colleagues allows us to greatly simplify the relationship between seller and buyer and, as a result, to conclude a purchase and sale transaction much faster.
5. What can you advise the customers who are at the initial stage of the search?
Of course, contact a professional real estate agent. A real estate agent will help you in saving time and shorten the search period. A real estate specialist can advise you on market prices, can provide the best offers that are on the market.
He will also help with obtaining a mortgage loan or Prima Casa loan, support will be provided for the preparation and verification of all documents, advice on notarial expenses, taxes and state duties. He will be with customers throughout the purchase process.
6. What types of apartments are most in demand at the moment?
The most popular at the moment are apartments with a spacious living room combined with a kitchen, with a good layout, overlooking the park, in areas with well-developed infrastructure, with access to public transport, in new houses built by companies with a good reputation, etc.
7. How much time, on average, takes the search process?
It all depends on how prepared and motivated the buyer is. If we strictly refer to the search process, it takes an average of 1-3 months, until the moment when people are already ready to buy.
If we are talking about the buying process, if the customer has the opportunity to pay in cash, then the buying process takes several days. If a client needs a mortgage, on average such a deal takes up to 2 weeks.
8. What can you advise to owners who want to sell an apartment?
As with buyers, contact a professional real estate specialist who knows how to correctly determine the real market value of real estate, how to properly prepare property for sale. An agent for the sale of real estate from the very beginning will check and prepare documents for the sale.
9. Why should the owner conclude an exclusive contract with a real estate agent?
By signing an exclusive sales contract with a real estate agent, the owner provides himself with a specialist who will make every effort to successfully conclude the transaction as soon as possible. In such cases, a real estate agent is hired to protect the interests of the seller, just as a lawyer is hired to protect the interests of his clients.
An exclusive contract means maximum promotion of an object using all channels available both online and offline, in order to attract all interested buyers, creating competition between them. This is the only way to get the maximum price that owners expect.
10. What are your professional expectations for 2020?
Even if an economic crisis is expected at the end of the year, which may somehow affect the real estate market, my goals is to invest in myself and in my knowledge. These are the only assets that do not depreciate over time and which will help me developing professionally.
