Interview with Erhan Ion - a real estate agent

Behind every successful company there is a strong team. We decided to make a series of interviews with Real Estate Specialists from Acces Imobil. Today we will discuss with Erhan Ion, who will answer some questions about the motivation to be a real estate agent, about customers, real estate trends and other interesting topics.

How long have you been working in real estate and why did you choose to become a realtor?

Five years ago I worked in the UK, in Wolverhampton. There I worked in a real estate company as an offline advertising manager. Meanwhile, a friend of mine who was a real estate agent helped me understand how real estate works.

He also encouraged me to return to the Republic of Moldova and try to get a job in this field. I sent my resume to three real estate companies, and I was lucky to get the chance to be a part of Acces Imobil team. I have been working here for almost three years.

What are the most important qualities that a professional real estate specialist must have?

A good real estate specialist is a communicable person. Through effective communication we can connect with any person, we can get customers for life. A specialist knows how to please people, so they feel comfortable. This relation will always be based on fairness and respect. Also, a good realtor knows to listen to the wishes of his clients.

In which sector of Chisinau do you work and which are the most demanded areas / streets / residential complexes?

I activate in Buiucani and Durlesti. The most demanded are the main streets that have direct access to public transport, such as: Alba Iulia, Calea Iesilor, Deleanu, Onisifor Ghibu, Nicolae Costin, Ion Creanga.

The most popular residential complexes in Buiucani are: Exfactor (77/5 and 77/7 Alba Iulia avenue), Gonvaro Con (77/15 Alba Iulia avenue), Reconscivil (7/1 Onisifor Ghibu street), Amic (184 Alba Iulia avenue.), Astercon (5 Ion Creangă street).

What types of apartments are the most popular at the moment?

The most popular are the medium-sized apartments with 1 room 40 m2, 1 room + living (50 m2), 2 rooms 60 m2 or 2 rooms + living (70 m2).

Older people choose secondary blocks, because they have greater confidence in the soviet quality. Younger people opt for apartments in new buildings, due to much better technical and aesthetic conditions.

What are the main criteria for buyers?

The most important aspect is the area. Many customer choose areas with direct access to public transport and well-developed social and economic infrastructure. It is important to have a market nearby, shops, kindergartens, schools, pharmacies, hospitals etc.

How long does it take to find the right real estate?

It takes about a month, if the client is in active search. But there are people who are analyzing real estate offers for half a year or even a year. I have to mention that the prices are constantly changing, some hot deals disappear, and customers often lose them if they delay the decision.

What is a client's average of visits to objects, until he finds the apartment he wants?

On average 6-8 apartments. I have a principle: I propose only those apartments that surely correspond to their expectations. From my experience, the more bapartments the client visits, the harder it is to make the right decision.

What does the ideal client look like?

The ideal client is the client who knows what he is looking for and what are his real financial possibilities. It is very easy to work with determined customers and who know how their dream house looks.

What was the most expensive property you sold?

I sold a house in an elite residential area. The price was  325,000 euros.

Why should a client contact you as a real estate specialist?

My clients will have access to real estate information and to the best real estate deals available at the moment. The sale-purchase process is usually a stressful one, but I know how to save time, money and nerves to my clients. And last but not least, I know to ensure a fair deal from a legal point of view.
