Real estate agent interview - Viorel Bahnaru

Today we will talk with Viorel Bahnaru, a real estate specialist at Acces Imobil company, who has extensive experience in selling houses, apartments and land for construction in the Buiucani sector in Chisinau and in the suburbs (Durlești, Dumbrava, etc.).

1. Why did you choose the real estate agent profession?

I choose the profession of real estate agent of idle curiosity. I was looking for new experiences and a desire to escape from a fixed salary to an income that totally depends on my mastery. Thus, I opened the door of the Acces Imobil company and at the same time in an absolutely new field for me.

2. Witch are the qualities of a professional real estate agent?

Real estate agent work, like many other jobs, is that hard work where you apply your knowledge in psychology and economics, management skills and abilities, perseverance and attention to every step taken in a transaction, responsibility and of course, humanity and sincerity, which I consider to be the most important qualities.

3. How important is teamwork within the Acces Imobil company?

Being a strong team, each colleague has a verry diversified portfolio of objects for sale so as to cover the entire real estate market in Chisinau. Respectively, when I have a request from potential buyers regarding the purchase of a property, and I do not own it in my portfolio, collaborating with teammates can find the right property much faster. Working closely with colleagues allows us to have as many customers as possible satisfied with our services.

4. What are your advices for those who want to sell a real estate?

"Give me the keys to your house. I will let you know shortly when I schedule the notary." It's a joke, but it has a dose of truth. The client (seller) should entrust me as a specialist, absolutely the entire sale process, starting from the stage of preparation of the property to the de facto signing of the sale-purchase contract.

The record term for selling an apartment was from a 30-second call in which I announced the client that I found the apartment that he had been looking for a month and within 3 hours he signed the real estate reservation contract. The record term for selling a house was for a week, due to setting the right market price from the start and the marketing strategy of the property very well set.

5. Why should an owner sign an exclusive contract with a real estate agent?

It's simple and safe at the same time. I will only mention one reason, which is reflected in the financial part. When your apartment is listed in the portfolio of 10 real estate agencies, there is competition between them. Each of them with the aim of selling faster, exerts influence on the owner to lower the price of the property, below the real market price. Which means the owner is only at a loss. By signing an exclusive contract with me, I undertake to offer the best price for my client, defending his interests in the sale-purchase process.

6. What do people who want to buy their own home need to know?

If you are looking for a home, contact a professional real estate agent who has the right information about the real estate market and can help you throughout the sale-purchase of a real estate. A real estate specialist can help you save not so much money as time - which costs money.

7. What would you recommend?

The purchase of a finished house or a land for construction? I think I would recommend a house finished in the white version, where you could still give free rein to design ideas and make repairs as you please. The individual construction of a house on the ground floor is more expensive, than from the perspective of construction companies that work at high volume and have access to quality construction materials at reasonable prices, teams of skilled workers, etc.

By the way, now there are a lot of interesting projects of townhouses, duplexes and detached houses, which believe me are built qualitatively and contradict the stereotype "I want land to make a house as I know".

8. How did the credit conditions in the real estate market in Chisinau influence?

Becoming very simple the procedure for accessing a mortgage loan, this fact generated an increase in demand on the real estate market in Chisinau. Statistics show that real estate transactions are on the rise compared to previous years.

9. What are your professional expectations for 2021?

For the year 2021, I want to have in the portfolio only objects with exclusive representation of the seller. This will improve my qualities as a professional real estate agent. This will generate much more satisfied customers and higher appreciation from them.
