According to data collected since 2017, the average apartment price in Chișinău has evolved as follows:

  • 2017 – €595/m² (Stable transaction volume and moderate price growth)

  • 2019 – €650/m² (Lower mortgage interest rates)
  • 2020 – €705/m² (COVID-19 pandemic)

Over the past ten years, the average apartment price in Chișinău has nearly tripled, increasing from €595/m² to €1,720/m². According to the Acces Imobil Real Estate Index, this represents an overall increase of approximately 190%, highlighting the profound transformation of the city's residential property market.

The strongest price increases occurred during 2024–2025, when the average apartment price climbed from €1,070/m² to €1,720/m², representing an increase of more than 60% in just two years. This rapid appreciation was driven by the Prima Casă Plus mortgage program, a growing housing shortage, and the inflationary pressures accumulated in previous years.

After reaching a historic peak in March 2025, the market entered a new phase. Throughout 2026, apartment prices have remained relatively stable while transaction volumes have declined significantly, suggesting that the market is searching for a new equilibrium between housing prices and household purchasing power.

After several years of exceptionally rapid growth, the Chișinău residential market appears to be entering a period of greater maturity and consolidation.
